Once again I have had another positive encounter with J. Brittain managing my needs as a tenant. Our dishwasher hadnt worked properly and I mentioned this to them during a lease renewal walk-through. They immediately put in a maintenance request for me and the dishwasher was promptly replaced. The service repair techs they sent out from Servetech Appliance did an amazing job replacing the dishwasher. I have had yet another great experience with this company.

Went in to pick up keys for a rental I applied for online. I was greeted with a smile and had all of my questions answered. I received the keys and went to look at the property. Upon returning, I was again greeted with a smile and informed the secretary that I would like to proceed with the rental process. She was excited that I desired to proceed with the rental process. I look forward to having a place for my child and I. 👍🏿👍🏿

I’ve been with Jbrittan for almost 2 years and these ladies are awesome! I went through a tough time during 2020 but they all worked with me so much. I feel any other rental place wouldn’t of been so kind & understanding the way JBritain was & still is. I couldn’t thank them enough for the kindness and understanding that was and still is shown towards me. Even when you walk into the rental office the atmosphere is very positive and I appreciate that so much. All of the ladies are very easy to work with and they really do try their best to place you in a nice home that’s within your budget. I’ve read some of the comments which everyone is entitled to their own opinion. That’s why I’m the type of person that goes off of my experience with someone or something instead of “he say she say” I never believe in rumors only actions and I know for a FACT If you communicate with them they will do everything in their power to help you I Guarantee it! I thank God all the Jbrittan staff are absolutely wonderful people. I Recommend Jbrittan for rental/homeownership.

I rented from them for approx 4-5 years. When I decided to go with a property, the property was not properly well kept but I really was ready to settle down somewhere because I had just finished nursing school and needed to be closer to my job. Well... after basically threatening to notify someone about the property being slummy... they painted the house and got pest control out to the property. The property was INFESTED with roaches. College students was there prior to me so of course it didn’t probably matter to them. I got moved in... that’s when the mice infestation came. I mean it was horrible. I had to hire my own pest control because the people they get to come to your home half do work just enough to get by...they also look like they would come back and rob you if you not careful. Glad to say that never happened that I know of. I never really had a problem with them fixing anything I guess because they figured they couldn’t get over on me. Everyone else I know says they usually have to wait weeks before they get someone out. I know I kept this property up... all my walk throughs checked out good. I paid my rent on time. Even with all this... when it was time to move out.... guess what?! I did not get my deposit back. They made up every excuse not to pay me my deposit. I’m ok with that...because I’m now in a place I can call my own and I know I don’t have to worry about going through this no longer with them. I’d rather pay for a peace of mind any day then to deal with some of the things this company do to their tenants. They calculated any and everything they could to make sure they don’t give you a deposit. I appreciate them in many of ways but honestly if I had to rent again I would go elsewhere. I’m not an ungrateful person....just please make this company your last choice. Go to a shelter first if you got too.

They want to rent a tornado damaged house with roach and plumbing issues for 600 a month and pretend you have other renting options in the area. Eventually they wont be able to rent to anyone because they keep pricing people out of their homes.

Wouldnt rent a dog house from this company unless its the only dog house in Calhoun County and I dont want my dog left outside. They are very unprofessional and they are not swift about getting anything fix. They have a 24-hour emergency number but when you call them after hours they dont have anyone to fix anything. They know absolutely nothing about good customer service and regardless of the ratings that they are reading online, I am sure they see this, they still fail to do anything to improve themselves. They are quick to charge hidden fees when its time to move out about petty things that they say are not fixed but when its time for them to do their job, they dont have anyone to do it. Im not sure if they ever been taught anything or even want to learn anything regarding the whole process of renting and leasing to ensure that customers are satisfied but through their actions they know absolutely nothing. I have rented in several locations throughout the years, they have been by far the worse company I have ever done business with. Rented a property from them and it nearly flooded. Called them in the middle of the night to let them know what was going on and the only thing they said was we dont have anyone to come out and fix it. I am sure if the owners of the property knew what were going on, they would not allow them to oversee their property. If they were doing an excellent job I will post they are doing an excellent job and I will rent from them anytime but when things like this transpire I can only tell the truth. I will suggest using Barber properties if you are in the Calhoun County area and are looking to lease

Found a house for rent. Looked at it. It had water damage and black substance in the corners of the ceiling. Tried to talk to someone about it and wasnt listened to. They wouldnt even look at the pictures. Also they would not honor the post I saw about the address I was looking at that said 1st month free. Their response was I dunno how that happened. Never again. Waste of $25 application fee.

I tried to manage the property myself in the beginning and after seeing their rental application, I knew I wanted them to manage my property. I live next door to one of their properties. There was a dead tree on their property that was pretty close to our house. We called and let them know we were concerned about the potential risk and they were very polite and had a tree service out within a week to cut it down. I did not expect them to have it handled that fast, but they did and it was very much appreciated.

Hate it! Dont rent from them. We had a busted pipe outside and it took over 7 months to replace. We were renting from another company then they sold over to them. Had other issues and they are not helpful. Now from others who didnt put a review on here they dont give deposit back. Also, we are having to do most the work. Not them. As of may 30 Now they sent a email of raising our rate and we have been there for over 6 years. They said they would check with the owners to see if they would get it lower, but called today and they told us they didnt check. Dont rent from them.

As a renter from JBA, I couldnt be more pleased by the companys service. When we revealed that our automatic garage door had not worked since we moved in and that one of the ceiling fans was out of balance, they quickly contacted the landlord and sent people to maintenance them. The people in the office are personable and easy to work with. Having read some of what others have experienced, I just thought the company deserved a review offering another perspective.

Was interested in a house being rented through them and after weeks of the viewing being postponed , while being told I was the only one interested in it , I showed up to find someone else looking at the house with me and was told by j Britain that it was on a basis of whoever got their information back to them the fastest. When i questioned them if I would get the application fees (totaling nearly 200) If the other people got their stuff back to them first I was told no and they would just be gone. I could go on for pages about the problems with this place just do yourself a favor and if you see a place for rent from them, dont bother.P.S. as someone who supports veterans being helped in any way possible I watched a veteran get turned away because he did not receive check stubs and could only show proof of a direct deposit.

My husband and I were very interested in a property managed by J Brittian, but every ad we saw had a different pet policy. When I called to ask about the property’s pet policy, I was told pets were fine with a pet deposit and recommendation from our current landlord. After waiting a week and a half for them to get in contact with the property owner about a minor issue and to confirm their pet policy, I was told they did not want any pets in the home.We drove an hour and a half one way to view 4 homes managed by this company and each home smelled, 2 were in awful neighborhoods, and another needed repairs and was left dirty. Then to get told differently about pets after a week and a half of waiting on a separate MINOR issue left us taking our business elsewhere.

When I decided to rent a home I needed a place in a hurry. J Brittain Associates went out of their way tohelp me. I found the process of renting very easy due to the efficiency of the office staff. They found me the perfect place to rent within 3 days of my contacting them.During the 4 years I rented from this company I can honestly say I did not have one complaint. I had several issues come up such as hot water heater starting to leak, a pipe freezing and central air problems and these were all addressed within 1 to 2 days to my complete satisfaction.I would give them a 5 star rating if anyone asked my opinion.

Please do not rent from this property management . They have rented out a mobile home at 130 Digby Road to a young sweet family that has 2 young children.1 infant less than 3 months old. They have a waterfall and mold growing on the floor/walks/clothes of the master bedroom. They were notified they sent someone to repair they looked at it but never came back for months this family has breathed mildew/paid high water bill due to leak/had to throw away clothes and shoes ate up with mildew. 3 months later still leaking and mold growing. They were notified that the family had to move due to health risk she had the nerve to come out n check the home for holes or property damage. How dare them. That place is trash I recommended the family sue them for ALL their money back.

Terrible to rent from. We moved in and we were told they would have someone clean the yard. Didnt happen. Appliances were shoddy. Anything goes wrong and youre on your own. Though when it comes to rent they are always available for money. You wont get your deposit back regardless of what you do.

My family and I had been renting from them for two years and they were okay, at least I thought, as landlords. But as soon as their property starts having any issues they showed their true colors. They really dont want to correct it just want you to go away. Or fix the issue yourself with your money, but they still want theirs on the 1st. This company has screwed us over in so many different ways, I dont think I can fit them all in one review. We rented month-to-month while working a short contract in Anniston. We paid $1100 a month, thinking we would be WELL taken care of for that price, for a 2 bedroom apartment very similar to the one we had in downtown Anchorage, Alaska, which cost $1200 a month, and where living expenses are 3 times as high.When we moved in, we were not given keys to the main entry. We were told it was our responsibility to get them from the neighbors and make a copy. We never got a mailbox key. There was only one key to the apartment door, for two people. The apartment was advertised as fully furnished executive but past large appliances there was nothing. No broom, no vacuum, no silverware, sheets, blankets or dishes. There were dead cock roaches all over the floor and a layer of dust over everything. It had obviously not been cleaned for a long time. I noted all of this in reviewing the place upon moving in. When I told them the apartment was full of roaches, they told me it was not their problem. When I asked about keys they told me it was my problem. When we left messages to talk to people about our situation, they were not returned. Nor were emails.We established very clearly with the owner before leaving that we did not think it was fair to ask us to pay for cleaning better than we could do with 409 and paper towels, because they had never provided us with a broom or vacuum or a mop (though fully furnished apartments usually have this stuff, as traveling workers dont often fly in with brooms in their suitcases), and because it was already SO dirty when we got there. We also agreed they would not charge us for cleaning the carpet, as we were only there for 2 months, there was only carpet in the bedroom, and it was dirty when we moved in. She SHOOK OUR HANDS and agreed to this. Obviously that means nothing.Its been 36 days since we moved out, and I was just told on the phone that our security deposit refund would go in the mail today (AFTER the 30 day period they are legally bound to stay within. Who cant make it to the mailbox within 30 days?) and that we WERE charged for cleaning the apartment, and for cleaning the carpet. Also, I was just told that the owner wont be able to call me back to talk about this until Monday. Its now Wednesday morning. I am pretty certain Im leaving some things out. Our whole experience with these people has been beyond frustrating. They made it obvious they would rather squeeze every penny out of us, than behave like decent people.STAY AWAY FROM J BRITTAIN.

We had been told not to rent from JBrittian. That we would not see our deposit back no matter what and several other things. We took the chance because we found a house that we really liked and nice neighborhood. We paid 1550.00 a month for this house. It had a pool. We were told that if we wanted to use it that we were responsible for opening it. Signed a separate paper of agreement. So, when we moved out they told us we needed to open and clean the pool. NO!!! We are not going to open it for the next family when we had to do it for ourself! So, they took it out of our deposit. Also, you are given a sheet of paper with everything that they expect you to do before moving out. We hired a professional to clean the house. It looked better than when we moved in. I could keep on and on....and they managed to come up with enough stuff to send us a bill. Keep in mind our deposit was 1550.00. Thats a lot of money. Charged for hedge trimming...omg it is so ridiculous. Please live in a box before renting from this company! CROOKS!

Extremely disappointed with what I just saw in an apt they are trying to rent! It was NASTY! mold and old appliances in the kitchen that didnt even match! Carpet in EVERY room stained and torn up! Walls and doors covered in filth! Bugs...dead and alive!!! The list goes on and instead of offering to clean they immediately said they would refund my money (which I doubt I will ever see)... So I guess they dont ever plan on cleaning!

My husband and I have 5 children, we rented from JBrittain for almost 4 years. Over those years we rented 3 different properties from JBrittain. Every time we never got our deposit back, no matter how much I scrubbed and cleaned. The first time I was 7 1/2 months pregnant and I did everything they told me to before we moved out and they still did not give us our money back. This final time they werent even going to tell us that the owners did not want us to renew our lease until I called and they told me we had 30 days to move. Now I have received a bill from them saying I owe them almost $2,000!!! The paper stated that there was a broken screen, sliding closet doors, and black paint in one bedroom - I was told that would cost me $169 to fix) the paint was there before we even moved in!! The screen was missing before we moved in and the closet doors were sliding doors that you simply slide back in.The bill that they sent me also states that the owners fixed and cleaned what we didnt but JBrittain is attempting to charge me $300 for a professional cleaning service?! They also told us we could go to walmart and rent the carpet cleaner and that would count as cleaning the carpet, after I spent the money on that, they billed me for $100 saying that did not count as professional cleaning!! I feel as if this company has lost any and all respect for society and only has their eyes on the money!! JBrittain has changed drastically since we have rented from them!! Its sad but true, I would not suggest them to my worst enemy!!!

I rented a house from them in Hokes Bluff for almost a year and a half. When you have a maintenance problem you are supposed to notify J Brittain & they notify the landlord. From the first maintenance problem we had the landlord told us not to call J Brittain & instead call him. We had numerous problems with the heating & cooling unit that the landlord would have a specialist come out & look at but it was not fixed for months. When putting our dryer in the laundry room the flooring vinyl was not laid down correctly, there was too much vinyl & not enough floor, so the vinyl did not lay flat on the floor & bubbled up. Our dryer accidentally ripped it & when I told J Brittain the vinyl was not laid correctly I was told it was professionally done like that & it was called loose laid vinyl. I consulted an actual flooring business & was told that it was not laid correctly. I was charged $125 to repair something that needed repaired before I moved in. One of the light bulbs in the laundry room also did not work from the first day we moved it, but I was charged $26 for it. I dont believe a light bulb costs $26. I continued to pay the same company that mowed the yard for my landlord to mow it. They had slung rock into the outside vinyl & gotten a mower stuck in the yard. That was not my fault but yet I was charged $450 for it. The guidelines of my lease stated that I had to clean the house throughly. I hired a professional cleaning company to come clean it. After J Brittain inspected it they found numerous things wrong with it & requested it to be recleaned. A PROFESSIONAL CLEANING COMPANY is what I hired. At that point I was given the things that I need to fix or clean to get my $725 deposit back. Everything was cleaning things other than the vinyl that needed repaired.My biggest complaint is that after all that I get a letter in the mail & a check for under $100 with a list of things that I was charged for. The list included 5 things and only one of them I was notified about. They decided to charge for things that I was never notified about. A month before I was told the vinyl in the laundry room is all I see that youll be charged for & that was directly from the owner of the agency. I highly recommend you do NOT use this agency. They will charge you for petty things to get the most money out of you.Also, I was in the process of building a house when my year lease ended. I asked to sign a 3 or 4 month lease until it was completed & was told no. I was charged an extra $200 each month for 4 months.I understand that the property needs to be left in good condition, but I was a great renter. I left the house in almost the exact same condition it was when I moved it. Growing up, my grandfather owned a house he rented out & I saw a lot of nasty, dirty, and horrible things that were done to his house, including someone bring it down. This is outrageous & I feel like this agency does not do very good business & is unethical

Ill start by saying that Im not a JBrittain renter, but I am one whose home is managed by JBrittain. I have only been pleased with the work I have seen out of them. What some of you people need to realize, I will sum up for you... JBrittain has contracts with homeowners to manage/lease their rentals for them. They do not owner/manage. If something happens at my property, they are bound by their contract with me to contact me with the issue (if its simple, not an emergency, or an emergency handled under a certain amount of money). Normal routine work orders are handled by them and I have to sign off on the big ticket money items. Thats called business, people. If you move into a house that has appliances and you have your own, yes, you should put yours in storage and use what is provided. If you dont like whats provided, get in writing that and have it removed before you move in to use yours or dont move in. They cant force you to rent from them. You can always say no, but if you accept it, dont be rude to them for upholding a contract you signed. If the contract states that you are to clean up leaving, then clean before leaving. If the apartment wasnt 100% cleaned to your satisfaction upon moving in, do the move in inspection sheet, sign it, have them sign it and get a copy for your records and give them one. Thats called a paper trail, people. And then upon your move out, clean it as your signed in your lease you would, regardless of how you inherited it. Because now you are on the contract and the money belongs to you. If you want to see it, do what you signed up to do. As for the deposits being returned to you... that goes hand in hand with doing what you are supposed to do. I, myself am in property management and have been for close to 10 years. Theres not a hard and fast 30 day rule for the money to be returned. Did you get the keys back in time, was it over a weekend, how soon after could they walk it, did you leave a good forwarding address? These are all questions that management companies must answer when doing their walk through to determine if you upheld your side of the lease. Then at that point, approval of the owners and the money comes back if everything is satisfactory. 99.999% of the time, you have not been cheated. Its probably more that you didnt uphold your end of the lease, and now youre mad that they did uphold theirs. You can always ask for a copy of charges that can be enforced to your account if you fail to clean the stove, carpet, the place in general, break blinds, dirty drip pans, etc. Follow that list and clean the place like you expect your grandmother to come visit with her grandmothers white glove treatment and you should be good. And remember, rent is always due on the 1st. Leases state that you can not withhold rent money due to an unfinished service request. Doing so can and will result in late fees, fines, and even eviction. This is just how it is anywhere.... Calhoun County with JBrittain; Birmingham, AL with any management company; Atlanta, GA, etc. etc. etc. Ignorance of the law is not a free pass, neither is failure to read a contract that you sign.I dont say any of this to scare, make mad, etc anyone reading. Rather I say this to inform you all of what it is to be a good renter and know what is asked of you. I stand on my years of experience and degree in the field as substance to beg of you to act accordingly and stay informed.

They are very inconsistent with their rules. They sent strangers to look inside our home while we still live here, without an agent or representative. Ever since we moved in there have been roach problems no matter how much we have sprayed, and sprayed. So many hidden fees also. I would avoid J Britain at all cost, they are ridiculous and I would rather live in a cardboard box.
