For the most part, they were professional and responsive when I had issues within my unit. However, a few things really began to get old. First, almost every week they would send me an email telling me that they may be showing my unit if anyone ends up scheduling a tour. They used this email to serve as their legal 24 hour notice. Then depending on the day, theyd have no tours of my unit, or theyd have up to 3 in one day. Each time I had less than 24 hours notice (aside from their we may be showing your unit this week email) when they actually had a showing scheduled. This wouldve been okay if it had happened once or twice, but this happened basically weekly for several months. Having effectively less than a days notice about showings during a pandemic when most classes are online is not ideal. They also charged me after moving out for necessary cleaning when I left my unit in spotless condition. I will be fighting these charges. If you have any choice whatsoever, I would recommend renting with another property management company until this one can figure out how to clearly communicate about showing times and not charge former residents for random unnecessary cleaning.

RES was great to work with. I lived in my apartment for three years and RES was fast to respond to maintenance requests, they answered my questions and were pretty transparent. When I first moved in, the apartment was absolutely trashed due to the previous tenant and them not having time to clean due to the amount of damage present. RES worked with me and gave me nicer temporary accommodations until the apartment was repainted and cleaned. This was unfortunate but RES did the right thing and they worked with me to improve the situation in a rapid manner.

When we moved in 2020 the counters were disgusting, the walls weren’t finished painting. The bathroom paint literally went around the door like they only painted what they could reach. THEN when we move out they charge us hundreds of $ in painting fees. YALL DIDNT FINISH PAINTING BEFORE WE EVEN MOVED IN? Why are we being charged for that? Everything we said was wrong in the documents we gave them upon moving in they charged us for. Don’t move here if you don’t want your deposit back even if you take care of the place.

My daughter rented from these people and was charged for several items on checkout that were incorrect. RES then sent the “uncollected debt”, which believe me could be disputed, to a collections agency for $240 dollars over their already hefty $1440 security deposit. My daughter and I have been working to resolve the issue. Kyle at RES told me it was out of their hands and that I would have to talk to Hunter Warfield their collector. I was hung up on there when I asked how long it would take to purge from their credit score. I called Kyle back from RES and he told me I had to deal with the debt collector. What a joke. PARENTS!!!! Beware of letting your college age kids rent from these folks and FOR SURE be present when they check out for fear that unwanted or incorrect charges could be permanently affixed to your child’s credit score.

We lived in Lincoln Park Apartments this past year, and although I do not know the condition of other units or other apartments through RES, we moved into a unit that smelled of cigarette smoke and cat urine. If the carpets had been cleaned beforehand, they definitely did not appear or smell that way. If you took a warm shower, the walls would sweat brown from the smoke. The building is pretty outdated (no dishwasher, old appliances), although they were doing indoor and outdoor renovations by the time we left (new stairwell carpet and paint, new bathtub, and new roofing), and we never had an issue with maintenance. We still have yet to hear back about our deposit (I understand that COVID is happening and the huge storm), but it has been over 30 days and from other reviews I have read I doubt we will be receiving anything back anyway. We had to pay an extra $50 a month in order for me to live in the unit with my fiancé, as well as an additional $50/month to bring my 2 cats (instead of a pet deposit, somewhat understandable). I would not recommend signing with RES.

Find any and all opportunities to enter your unit without warning. Feels like Im being punished for living here because they do construction nearly constantly, and Im never notified before someone is already inside of my home. These units are too expensive for the quality of living here and being constantly interrupted. Plus, they dont take care of snow or ice in the winter.

My unit has been under constant renovation while living here (even during COVID). I really did not want to move, so I renewed for a second year. This was a big mistake. I’ve had nothing but problems with the property managers since, and the second the new lease started, they doubled the price of laundry. Also the “free internet” was only free for a few months until a bill suddenly came for modem rental. RES’s contract with MediaCom changed, which I discovered only after calling Mediacom’s business line myself. I was assured by RES properties several times that I would not be responsible for any modem rental charges. Several months later (and a much higher bill) they changed their mind and stuck tenants with the bill.

Living in the Suncrest Apartments has been great. The apartments are gorgeous and easy to live in. Plus, they allow pets! We did have an instance where the apartment across from us had the fire alarms going off literally all day, and it took forever to get them off since the apartment did not have tenants in it. However, RES sent a very heartfelt apology letter and it hasnt happened since. Great place to live!

I lived in one of their building for 2 years and I absolutely loved it. Its an older place so there were some spots on the carpet and things like that but every time something majorly bad happened, they would send someone right away to help us out. I never had a problem with their services and this particular place was very well priced considering that it is located in a college town. Overall, great service and I would greatly recommend the place that they rented out to me.

The wall thickness leaves a little to be desired, but that only speaks for my building (Cant say about the others), and is typical in apartments anyway.Maintenance is in and out quickly and quietly, and management alerts you of any routine maintenance beforehand, usually with fairly specific time frames. Management was also incredibly friendly and helpful throughout the leasing process, and were very patient with my many questions (as a first time leaser). Throughout the few months I have been here all interactions with management have been pleasant, and they were incredibly polite and helpful while I was looking for a pet to adopt and needed to submit a form to them.Overall, very pleased with RES====EDIT AFTER EXPERIENCING OTHER COMPANIES:====GENERAL: I have now moved to my third rental property, so I thought I would update the above feedback to reflect on my time with RES with my new knowledge of their competition. This will likely be long, but will hopefully help out people new to Ames.DEPOSIT: I did get charged some cleaning fees on my deposit despite cleaning, but honestly they werent that much (probably ~$50). I expected as much so Im okay with it, just a heads up.MANAGEMENT: My current apartment really makes me realize the difference management can make- My current landlord companys (FPM) reps have always been incredibly polite, but their communication is poor. The carpet was not replaced prior to move in, and given I had nowhere else to go I had to move my stuff in anyway; which leads to the maintenance point.- With RES I never felt I had these issues. Their reps were also polite and helpful, and all necessary repairs were completed prior to move in.MAINTENANCE: This is the biggest thing I miss from my time with RES. As stated in my original review, their team was quick and efficient, and gave you plenty of heads up.- In my first week of living in my current unit (not RES) I had carpet guys come in while I was at work, who left my stuff in shambles and piles. I also had to hunt down the hardware for my desk that they disassembled and didnt fix. The next day, I woke up at 7:15 am to a random maintenance guy coming in unannounced to finish the job; once again with absolutely no heads up.- RES crew was LEAPS AND BOUNDS better, and respected your privacy much more.NOISE: This is a college town, and an apartment. Youre gonna have noise wherever you go. Most landlords will step in if you have asked the person personally to please fix the issue. Most leases will also have a section on noise regulation. I recommend the top floor, and a corner unit if you can.UNIT: I lived in James Place 1 bed large w den. It was nice, and the den made for a nice office. It also had a hotel lock which allows for privacy from maintenance crews etc. who have a key. Theres better units out there, and theres plenty worse. I dont have any complaints here besides that there wasnt central living room lighting which is odd, but most apartments dont have that for some reason. Bring a lamp.SAFETY: Basically the same youll get in just about any other major property management in town. Hotel lock is a nice bonus that not everyone has.- Dont get anything shipped here when youre not home if you can avoid it. The mail room had packages stolen fairly often; an issue that could easily be solved by throwing a camera or two up. This was my only real complaint about my time here

I spent a good two days cleaning the house before moving out. there is no way, I had left anything dirty (I am very particular when it comes to cleaning) even after that, I find out that they have deducted $100 from my security deposit and looks like i am not the only one. I have lived in many apartments around Ames and I can say, without doubt, that this was my worst experience yet. For the 2017-2018 school year I lived in the Suites on Lincoln apartment building. The only good thing about this place is that it was close to campus....everything else was extremely disappointing. The air conditioner never worked, I had cockroaches coming out of my kitchen sink, and never had a parking spot all year. When I informed them of the cockroaches they responded saying that cockroaches and insects are a common occurrence in older buildings. Maintenance came to fix the ac without ever successfully doing so. I finally got out of there in May and they charged me to cool the apartment even though nobody was living there, roughly 50 bucks a month. They also charged my $200+ to clean the tiny apartment, after I had spent hours following their move out sheets to avoid that exact problem. Customer service is a joke, they are rude on the phone and take days to get back to you. DO NOT LEASE FROM THIS COMPANY!!

My wife and I lived in a RESGI apartment (building named Bur Oak) for two years. We had a great experience, the staff were always willing to help us and make sure we had what we needed. Our apartment had been very well maintained before we moved in (and was very clean when we moved in) and the couple of times that we had issues with appliances, etc. maintenance was quick to fix them. And it was easy to submit maintenance requests on their website. In the end we moved out not because we had found a better place but because we were moving out of town for work. I strongly recommend these apartments and this company!

I live in Chamberlain Lofts. Editing my past post because they gave me a gift card to coerce me and others into giving them a good review (be wary of other posts, but hey at least I got free pizza). For one, I’m not the kind of person to write reviews like this. I’ve lived in multiple campus town apartments. But let me say, this place is terrible. The walls are paper thin, and there’s parties every weekend and towards the end of every week, to the point that it’s impossible to sleep. For the entire weekend the trash from the excessive parties (consisting of beer cans, spilled food and drinks, VOMIT, broken glass, etc) go uncleaned because they don’t have janitors working. The rooms are ridiculously over priced for how small they are and for how little privacy there is.The worst part? THERE IS NO PARKING. They have VERY VERY little parking available and they offer no solutions for parking. At all. I called multiple times and they basically said that they didn’t know what to tell me. I have built up over $200 in parking tickets because there is SIMPLY NO WHERE TO PARK.So, if you want to pay $650 + utilities to have no where to park, be up all week and weekend because of parties, and deal with vomit, beer cans, and broke glass in the hallways, live here. Otherwise, don’t touch this place with a ten foot stick.

I moved up here to help a friend out since some financial situations changed and he needed some help paying rent. I didnt have any reason not to move and had been pondering the idea of moving anyways. My friend needing help just cleared up where I was moving to. He sent some pictures over his smart phone and it really didnt look that bad. Over the next few months I would learn not to ever suffice with phone pictures ever again. When I got there it was trashed. It wasnt RESGIs responsibility to clean it since I was going to be subleasing, but even after I cleaned it it STILL didnt look good. Over the next few months I would find that the dishwasher is basically useless, the handle on the patio door was broken, I couldnt fully clean the carpets (you could see the carpet needed to be replaced by the pathways of dirt and grime that would not go away), the kitchen linoleum was always sticky no matter how often I cleaned it, and they have horrible water pressure and it didnt drain properly so showers were a joke. During my time there they also replaced the bottom support beams for the patios on the second floor (these buildings are only two stories) by simply cutting the bottom 3 feet out, putting a new piece of wood in, and painting it white like the rest of the beam. It looked so tacky! And the worst part was all the bugs! They were everywhere, especially ear wigs. Even though they dont really hurt you I have bite marks all over me all the time. The only reason that this I am giving it 2 stars is because I had descent service at the office when I went to sign subleasing papers and I found that the managers themselves were decently friendly. The apartments themselves were absolute trash though. I moved within 3 months.

The buildings managed by RESGI are all rather old, and under-maintained. For the exorbitant cost of living, this is absolutely not worth it. Upon moving into a studio for $800 a month, there were many broken components in the unit such as a faulty oven, faulty hood vent, burnt out lights, not to mention a terrible draft in general. The maintenance team will come into apartments and building and try to fix things, or paint over stains, but not inform anyone of maintenance before hand either. Maintenance requests were filled out multiple times but were blatantly ignored. I would only recommend this property management if you were literally going to be homeless otherwise. Dont say I didnt warn you. There are many other fine property managers in Ames that can provide proper living quarters for a fraction of the price.

This comment/review is based only on my experience with RESGI in fall 2017:They started doing renovations in my apartment building (Lincoln Park) without inform me in advance. I woke up one morning hearing really loud and pounding noise on my wall and I thought something happened to my neighbors (sorry for the wrong assumption) and so I immediately called RESGI and the front desk lady didnt know whats going on but assured me that she was going to let some manager call me back for more details. I waited the whole day and they did not call. I eventually found out the renovation myself by asking the construction people and someone who looked like a REGIS staff assured me again that the loudest part was almost over--should be just in the first day he said. Unfortunately, the second, third days and even today (a week later), it is still loud. I called RESGI a couple times before today and was assured AGAIN that they would call me back. No return-call was ever made as of today (12/27/2017).Yesterday they turned off power without notice and I was working on my computer; today they turned off water without notice again. I called and they told me water would be back on 5pm. I had no water to cook lunch. I mean, I can go out to eat, and I honestly dont mind the renovation as much as the fact that they seem never bothered to have any courtesy to inform their current tenants in advance about the disruptions.Bottom line: if you are looking for new apartment for 2018, I would suggest you to look elsewhere. Although their managers are friendly to talk to both in person and on the phone, it is their messy and very unprofessional management that should definitely drive you away from this company.

Expect to have your contract for the upcoming year in December, so youre screwed early before other places are in the market. They jacked up the rent at least $60 every year. Do not expect your deposit $ back even if you take care of their units carefully. Hunziker and Randall have been much more reasonable with me. Do business with RESGI only if your remaining option is to be homeless in cold but beautiful Ames.
