All BS., Agent admitted they only have names of a few companies that would possibly make an offer to buy and they are bottom feeders and would not be interested in buying an expensive home. PACK YOUR BELONGINGS-- Mark, you are a disgrace to the industry.

To be clear, I did not use this company in any capacity however the seller did. My issues come in at it taking almost a month for someone to come and retrieve the sign and remove the key holder from the door. When the individual finally came he left my door key in plain sight on my front porch. This is both unsafe and unprofessional. We noticed the key there a few days after as we hardly use the front door to enter our home. He could have easily placed the key under the mat. I am blown away that a company of your stature would handle business in this manner.

That was a mistake.Bottom line, if you are a seller, look for an agent that is looking out for your best interests.Finally, our home has closed and I can give a true review of our experience with Mark Spain and his representative, Jodi Morales.I do not want to discredit Jodi in any way, I only want to point out that as a representative of Mark Spain, that distinction hurt her credibility in many ways.Never once did I feel that our interests were properly represented. My husband and I have used the word scam, repeatedly during this ordeal.I do not blame Jodi for this, I blame Mark Spain.I guess what struck with me most with our experience is the lack of respect to the homeowner in regard to the experience of selling their home. Mark Spain is a self interested zealot that has no interest in helping someone find their home ... he simply wants to take advantage of people.

Misleading false advertising is not what new sellers need, and that is what I received working with one of the realtors that represents this company. My family and I are living in a extended stay during a pandemic;Because these people allow the buyers to dictate the process in selling your home . Im a singe divorce mom with 4 kids dog and a cat. Our lives change over night, they sold the house fast, but the buyers came in and out of my house while my kids was doing virtual school during a pandemic I work in the healthcare so this is a major problem for me. I didnt choose this option I wanted the way he advised. I told the realtor she ignored all my request in this process. Please go with another realtor avoid being broke and homeless if you can. The realtors get a large portion of the ending proceeds trust me I finally signed papers today after 2 weeks because the realtors let the buyers dictate your sell. And if they say u get money during closing its a lie I still havent received a check driving in all this traffic in Gwinnett. When I live 2 hrs away. To sum it up they are about making themselves quick money because she got more then my ex husband and I and we are still displaced and broke🥺this is a living nightmare and on top of that our cat disappeared our dog died all because we are displaced.😔

I truly hate to write a negative review because our realtor was a very nice man. However, our experience with Mark Spains company was frustrating, cost us thousands in extra mortgage payments and eventually fruitless as we had to fire them to move onto a realtor who could sell our house. Perhaps he lost motivation to sell the house after our date for putting the house on the market was delayed due to job changes. Although he always returned our calls, towards the end we did not feel like he was listening to what we wanted. He kept saying we should drop the price even though we had already told him we could not afford to drop it to the amount he kept suggesting. He would say I thought we had agreed on x price. Either he wasnt paying attention to what we said or forgot these important details. The only suggestions he had were to keep dropping the price. One of the main reasons we chose to use Mark Spain was the massive database all of their ads promote. However, if your listing is not well done it doesnt matter how many people you reach. The photographer was rude to my husband and took pictures that did not show our house well. Our new realtor suggested painting the walls and other simple cost effective staging changes. Plus a new set of professional pictures and her personal marketing and contacting those who came to see the house helped our house to sell quickly at the price we needed.

Worst experience ever. We purchased a home a couple weeks ago, and the seller was represented by Mark Spain. The time under contract was ok, although the agent Jim Stoebe was rude and condescending to our agent throughout the process. In addition, the day before closing during inspection we realized kitchen appliances were gone and on their way to Florida, although the contract said they would remain.We eventually negotiated a price and found out we could close 30 minutes prior to our scheduled time. At closing we received a ziplock bag with keys and garage openers. A few days ago we asked for the pool key that was supposed to be transferred to us at closing. The sellers response was that it was left on the mantle. Remember, they were supposed to leave appliances as well and didnt.After stating it wasnt there, the seller and agent said we lost the key and they will not pay the $75 is costs us to replace the card. Not only did they slander our character by insinuating wed lie about it not being there, but the agent had the audacity to be rude and demeaning. In fact his text message:From Jim (listing agent)I have once again asked my sellers and they have said they left the pool key on the fireplace! They are not going to pay this buyer 75 for a new pool key. At this point I have done everything I possibly can. Please do not text me, email me, or call me again. Thank youBottom line, it is his responsiblity to ensure these items were transferred at closing, not left on a fireplace (which it was not by the way).Jim has been beyond unhelpful and honestly if this is the character and professionalism of a Mark Spain agent, I have no desire to work with them in any capacity in the future.

I have given Mark Spain’s group many opportunities to make things right before writing this bad review. After one of their agents, Preston Mitchell, was clearly negligent in fulfilling his duties as our agent, we ended up having to put in thousands of dollars to correct problems that were discovered with our house. Some of those problem were found during the inspection and were already agreed to be fixed by the seller. Preston assured my husband and I all was taken care of correctly before closing and we chose to trust him. After closing on the house it was clear certain things were not taken care of like Preston had promised. Mark Spain’s group said it was a good “training opportunity” for Preston and only agreed to compensate us a minimal amount for our losses. However, after having agreed to pay us this small amount of money they will no longer return my phone calls or emails. I have gone as far up in management as they will allow me to go. This is not just an agent problem, but clearly a problem with the company. I am simply trying to get the money they agreed to pay me, but now they are completely ignoring me, so I’m assuming my husband and I will end up with no compensation at all. Please do not use Mark Spain, or Preston Mitchell, for any of your real estate transactions. We would have been better served to have not had a real estate agent at all. Using them cost us tens of thousands of dollars.

Advertising says you will get an offer in 24 hours. Agent was nice, came out and explained it could take 3-5 days. I waited 7 days with no offer. I finally told them I needed to move on and put my home on the market. No explanation of why it was taking so long. No offer to sell the house (this is one of their features). She just said, ok, sorry. Let us know if we can do anything for you. Very disappointing.

We were painting to get ready for an open house and he called to say Put down the Brushes, we have an offer!! Just 48 hours after I told him what we needed. He got us a better offer then we expected!!! We sold our home and closed on the new home in less then 30 days. We are SO Happy!!! I just cant say enough about the Mark Spain organization. I could not choose zero stars, although it would have been a more accurate expression of my experience. It is difficult to come to terms with the fact that people you hire to help you may ultimately be only be concerned with their best interest; and not yours. That is the take away lesson I can share about hiring Mark Spain/Alex Fuller to sell my home. After careful deliberation, I decided to remove my home from the market. I was immediately exposed to the spiteful, badgering, threatening and bullying group of agents from this firm. Their attempts to FORCE me to sell my home were simply unconscionable. I asked my agent if I needed to sign something to formalize my decision not to sell; and he told me that I did not. I already knew that I needed to sign a Unilateral Termination Agreement; but hoped he would be honest with me and do the right thing. The final straw is that I have come home tonight to find that the lock box was removed and my front door key was left under my mat. I did not get a call or text message to alert me that someone would come to remove the box. If given the opportunity, I would have met them at my home or asked my neighbors to get the key. If my house had been robbed, it would have definitely been the fault of Mark Span realty and their agents. Why would anyone, with any sense of right and wrong, leave my home vulnerable like this? I am extremely disappointed in the way that Ive been treated and have been left with the deep seated belief that a commission is worth more than the stability of myself and my children. If you are in the market for a realtor or realty company, it would be in your best interest to steer clear of Mark Spain realty. This has been one of the worst experiences of my life. Pay close attention to their response to my review. If you do not see an apology or attempt to make amends, if you see a blanket and robotic response, you are on the right track. That is exactly what I also expect. Horrible!

If you choose to sell or buy a house through Mark Spain Realty, and are working with realtor John Osborne, I would HIGHLY SUGGEST moving forward with a new agent or expressing concern to deal with someone else. My husband and I were in negotiations to purchase a house where the selling agent was John Osborne. If I could rate my experience dealing with John Osborne and Mark Spain realty correctly, I wouldn’t even give it a 1 star rating. After weeks of ongoing LACK OF COMMUNICATION, each next step in the process took several days, and we were consistently left in the dark wondering what was going on with this deal. John was not aware of the condition of the house, and had told us that the mortgage had been paid to date, only to eventually learn it had not been. John was unaware of the various liens on the property, and unaware that the listing price (not to mention negotiated price) wasn’t even high enough to provide clear title. He had NO URGENCY to keep this deal moving forward, and expected us to PAY TENS OF THOUSANDS MORE for this house to get clear title - very hesitatingly providing explanations and proof of this. After weeks of trying to communicate back and forth, spending a lot of time and money on home inspections (WHICH WE’VE BEEN TOLD WE WILL NOT GET BACK), and providing our own lawyer for a title searches, we found out all of this information ON OUR OWN after about 3-4 weeks back and forth. John provided absolutely NO VALUE during this sales process, and was a DETRIMENT to the deal. We had to wait days/weeks for signed amendments, John was also TOO BUSY TO BE PRESENT when we asked to speak to the sellers directly to try make this deal work. Our agent had to continually call his broker to get time sensitive information, and even that seemed to be a struggle. After about 4 weeks of dealing with the worst realtor we’ve ever encountered, the deal fell apart. Unfortunately through research online I found that others had similar experiences as we did with John Osborne.

We could not have been more pleased with the service and knowledge of all the employees at Mark Spain Realty.Our agent was so attentive and responsive. Our home went on the market and we had a full price offer in less than 24 hours.I would positively recommend Mar Spain Really to everyone.

I sent an email inquiry to Mark Spain from their website before my move to the Atlanta area from Texas. I had just taken a new job and needed a great realtor to help me find a new home FAST. Within 24 hours, I was set up with Eric Robb, a Mark Spain realtor. Eric called me to figure out what I was looking for and did a great job listening to what I had in mind. I came into town one weekend in August and we looked at dozens of homes. Eric understood I needed to keep looking until we found a house to make an offer. He was dedicated to that task!! With his help and extensive knowledge about the area, we found the one. HE had great recommendations and was very knowledgeable about things I was unfamiliar with in Georgia. I was in my new home by mid-September and I love it!! Could not have pulled this off without such great help. The online search program and digital signing made the home buying process a breeze. We had another realtor before we called Mark Spain and glad we did. The other realtor had it listed for 2 months and had 1 showing. After listing with Mark Spain the next two months we had over 1500 reviews and Several showings. And we finally had our closing. By the way we bought our new home from a Mark Spain realtor as well. and it was great. They looked after everything.

I suggest that one should be very careful listing with this company, especially succumbing to the guaranteed offer deal. We had Mark Spain Real Estate visit our home last year and provide us with a suggested sales price. The amount that was suggested just did not work for us financially. We waited a few months and tried again with a different, a real professional, realtor. He sold our home himself in 8 hours from the exposure to the web, for a full price offer $63,000.00 more than the price suggested my the Spain group.

I took a job out of state and had to leave abruptly. I was stressed about selling my home while I was away and getting it done quickly. Sean Davidson took all of the stress off of me and had an offer on the table in under a month. My only regret is that I was unable to have Mark Spain represent me in the purchase of my new home.
