I really like living at 88 Garfield Ave, Alhambra. Everyone, especially Angela, in the leasing office is very nice and helpful.they respond my questions quickly. The apartment building is new, clean and quiet. The location is wonderful and convenient, for example if I don’t feel like cooking certain day, I could walk down to the restaurant, bakery, and sprouts market to get foods. They are just a few steps away. Actually I am writing this at my patio, the place I love the most. From the patio, I enjoy looking up the blue sky, the palm tree, and the pool. Because of the pandemic, I am not able to travel overseas or have some outdoor activities, having a cup of tea, or a glass of wine, listening to music, yeah, i am having vacation and relaxing at my patio at 88 😀🌺

This is my 4th year living at 88 Alhambra. It’s located very conveniently in downtown Alhambra. It’s pretty awesome being able to just walk over to Sprouts or all the eateries just a few minutes away. They are pet friendly with two dog parks and even without them I feel safe walking my dog at night in the quiet neighborhood.Amenities here are pretty luxurious too. Nice pool and jacuzzi that reminds me of a resort. And the fire pit and BBQ area is a nice place to hang out with some guests. I don’t personally use the game or karaoke room but those are fun also when you have guests over. I do use the gym regularly (well prior to the pandemic). It doesn’t have a full weight room for all the beefcakes but it’s good enough for the average person.The staff at 88 are very friendly and attentive to our issues. Never had an issue that wasn’t taken care of in a timely manner. I’m hoping to stay here for many years to come.

This review is long overdue...My husband and I have been living at 88 apartments in Alhambra for the past 2 years and we love it here! I’m really shocked by reading some of the negative reviews on here. I can honestly say that we have had nothing but a GREAT experience since we moved in. It’s clean, it’s safe, & it’s quiet/peaceful... seriously what more can you ask for?! Clearly some of the people leaving negative reviews on here are just unhappy and miserable...lol. Janice was the first person we met, she helped us with the application/move- in process and she was extremely professional and friendly. Angela has been so hopeful. A few times packages were misplaced by delivery people and soon after I emailed the leasing asking for help Angela responded to emails right away and help to track down my package and not long after my missing packages were safely delivered to me. I really do think they go above and beyond! Customer service has exceeded my expectations.I highly recommend giving this place a try if you’re on the fence.

We really enjoy living in this beautiful and modern community! The apartment complex itself is first-rate with unbeatable facilities and amenities. And its centrally located in Downtown Alhambra, with easy walking access to all the shops and restaurants. The units are also excellently maintained and professionally serviced, thanks to a responsible and responsive management team at 88. Everyone in the team (like Janice & Angela) is great, and they really make an effort to make our living experience here very enjoyable!

Great apt! You could find almost everything within a walking distance. I have lived here for more than one year. The management will inspect the house facilities like smoke detector as well as fire sprinkler regularly to make sure the tenants are safe protected. There is a Sprout farm market just in the shopping center, also you could find two banks, multiple restaurants nearby. The management team is friendly and are willing to help each tenant. I am very satisfied with my choice to live here.

We love living here! We feel safe during a pandemic since the staff is constantly taking all the precautions and we see the amenities cleaned for us to use. Very quiet and an overall great place. Awesome location too!

Youve gotta be kidding me! its a bit surreal.Sitting in our balcony with a gorgeous Pool-view, sippin coffee and typing up a review....Why leave our old place?Raised in the SGV (Alhambra/Monterey Park/Rosemead) we refuse to leave this area. Our roots are planted firmly in the city of Alhambra, and this community holds our family. Its a beautiful up-and-coming area with a great feel for families.My husband and I had officially grown out of our old place and needed to extend our wings in order to grow our family. Place after place that met our Diva standards did not accept pets. Its almost as if those places do not understand the palpable love that our furry kids bring. Yes, much like human kids, they provide us with the uncanny ability to grow past ourselves and be fruitful. Yes, they can leave a mess, but a responsible adult cleans it right up, and moves right along (cracked smile) to the next mess----> only to lead you down a path of soul melting kisses. (,but I digress...)Our old place featured security, quiet building, and on site management. Up-to par on most counts, except on the pet policy, and some repair issues with management (which, at this point, are beyond irrelevant....). So, we started looking around, and...turned our eyes toward the 88.Lets be clear: It was NOT our first, second, or...third choice! It just seemed so way out of our style, and so fancy shmancy , that we couldnt possibly live there without sticking out like a sore thumb. Turns out we were partially wrong in that assertion, because its definitely Fancy Shmancy BUT not this high-brow Pinky-up attitude. I was wrong to assume that it would be something negative or unattainable. It has exceeded all our expectations!Move-in Experience:Angela... our Angel-A!Moving can be STRESSFUL! If yall ever need someone to basically hold your hand through a process. This is where you find them. Although, the stresses may have still been there, they were dampened through a check list of must-dos. Such things are expected from us as Adults, but stress tends to force my brain into scatter shot thinking. Our Angel knew what to say, what to do, and guided us like a child crossing the road holding their parents hand. I didnt even want to look both ways. She got it! A truly humbling experienceTheir Focus: the tenantThe tenant is a broad term in a huge building (260+ units). How can you even be taken care of in said numbers. Thats the thing...every concern we have had has been addressed. No wishy washy management rhetoric that falls to the way-side upon signing a lease. Its an uncanny personalized attention, and welcome by all means.In the running to being the Worlds Best HumansThe Dream team: Sherrie, Angela, Janice, and Sarah!Come on!! Lets hear it for them. (Ill wait)I can only imagine the amount of calls they consume a day dealing with [basically all my annoying] questions, and requests. Every time Ive called has been addressed to its fullest, and even encouraged to reach out with future concerns. Why? Because I can tell they understand ONE tenants issue, can easily become anothers. Addressing tenants like human beings is basic, but here they treat you like royalty.Wait, what about parking?Gated Access parking garage.Best part: PARK ANYWHERE! At first, coming from a place with a designated spot we thought it would be weird, but NOPE. Just pick a spot and park. Amazing place! There is no other place around LA I could imagine living that even comes close to the convenience and amenities offered by 88. I have lived here for about 1.5 years now and have no complaints. The gym is modern and spacious, the pool and jacuzzi is heated year round, theres a karaoke room, even has a couple dog parks and dog washing rooms! You can literally walk to 30+ restaurants, stores and markets within a 2 block radius. Theres a sprouts market in the shopping center, two banks, multiple restaurants and post office literally across the street. It honestly do not get more convenient than this! Quiet neighborhood, thick walls (never even hear my neighbors at all). Lastly, the management team is friendly and knows everyone on a first name basis. Sherrie is the Manager and Kinsley is the assistant manager and they also have a team that work together in the office together, they are great! They have been patient and willing to answer any and all questions I had. They are very reasonable and always willing to go the extra mile to ensure your satisfaction. If you have any maintenance issues, you just submit a request online and they usually get to it same day or the day after! I have nothing but good things to say about my experience here and would definitely recommend others to seriously consider it while looking for a place to live!

We have lived here a few years now and we have been ultimately happy with the experience. The staff is very friendly and helpful and the apartments and facilities are always quickly and efficiently maintained. The amenities make the cost of rent worthwhile although there was no reflection in rent cost when amenities were closed due to COVID. The location of the building is great since it is close to many shopping and dining options as well as community areas and the post office and police station. The area feels secure as well due to safety officers being around at night and security doors that can only be accessed by residents. My biggest complaint and the reason for not giving a five star rating is that the majority of neighbors in the community have no regard for others living here. They are often very loud and they leave dog poop and trash all through the community. They also drive recklessly in the parking garage and surrounding areas and leave community areas a mess. The elevators are often out or order due to people misusing them, but staff is at least very responsive in getting them working again and handling resident complaints.

Jaince was so helpful and make everything clear and easy for us to move in. The community is good and safe, and its also just 2 mins walk to the supermakret.

This apartments management ignores residents who live at unit 320 who keeps their door open intentionally to let weird smell comes out of the unit. As a result, the hallway is full of smell.Its been months, the management first say theyre dealing with the resident. After multiple attempts, and numerous reports being written by the security, just a few days ago management now switched position and say its okay for them to keep their door open because they rented the place.This management seems to have problem enforcing the rules of the community. When they cant get the resident to comply, they contradict themselves by saying something totally different from what they said to cover up their incompetency.

So I have lived here at 88 for 2 years and seriously... Shea Properties and staff KEEP IT 100.1. Lets start with the place- area is on and popping main st is the home of great restaurants & bars for date night, plenTy of parks, and kumon and mickey d’s is walking distance- both imperative to my childrens well being. Completely updated with contemporary design and giant kitchen. we live on the first floor because i have youngsters that run around alot and we got lucky with a gloriously large balcony. No i means SERIOUSLY LARGE- mini yard status 😆 and the kids love it. Views of the poolside also - hubby loves that 😂. wear and tear gets the normal things inside (clogged toilet/ light bulb/ ac filter) but nothing major anand i can call the office or submit an online request and maintenance is on top of it faster than cinderellas fairy godmother. Bippity boppity boo and fixed.2. Lets talk about the lovely people who run this joint.Sherry, janice, kingsley, john, angela.... Courteous, expeditious, creative - seriously any positive adjective in the webster dictionary- thats what i would use to describe them. Plus Lots in common with me- Angela is a foodie so when i see her in the building we always trade food stories and recommendations 😋3. COMPARED TO OTHER PROPERTIES CLOSE BY:I used to live in an Equity owned property. I moved to alhambra from dtla when my kids became primary school aged. I LOVE dtla however it is far from being competitive in education. Still too large homeless population to be safe and most nearby schools are failing due to the large population of homeless children it houses ☹️. My childrens attend all souls catholic school on electric ave. And i just recently found out that SHEA FAMILY CHARITIES was the primary donor for the school to expand its campus!!! The school is small and some of the students classes are in bungalows... the school is wonderful and growing so it is getting crowded. Shea family charities donated 5 MILLION DOLLARS towards the schools expansion!!! 🙏🙏😱😍😍😍😍 SHEA properties is a property investment Juggernaut and its very heartfelt that they are not just callous greedy corporate boneheads and truly care about others and not just the end dollar in their pocket . Additionally,Knowing that some of our rent is paid forward to the welfare and growth of little minds is really important for me. 02/15/2020-2/17/2020I wondered why my sister and her husband were moving from a great place in Huntington Beach until we arrived at 88 in Alhambra. This great facility is at a good location with a fantastic staff. Upon arrival to move in, the Leasing Specialist, Janice Williams, gave my relatives a thoughtful care package with items like paper towels, TP, gloves, many helpful items. When I stopped by Resident Services for directions to lounge, Angela was quite helpful. The lounge has a couch, a few chairs, a couple of computers, a printer, TV, free tea, coffee and other hot beverages. There is a billiard room, a meditation room, a music listening room and a dog run.During the move in a few in it was noted that the bathrooms were not quite up to military standards. As arranged, a porter, Lesly showed up got right to work. The most significant problem noted was some buildup on some of the metal fixtures in the bathrooms. When she left, both bathrooms were good, and 1 fixture, (shower curtain bar), that would not clean up, was placed on order. The next day was a holiday, but the manager called to confirm the status of everything.The gym is s slight upgrade from their last one and is 24 hours. The hot tub is also a bit nicer and the timer can be set for a longer duration. The nicer swimming pool is also kept at a warmer temperature. That area also has cabanas. 88 has adequate guest parking at ground level with even more on the roof.The location is within a short bock or 2 of a large post office, grocery stores like Sprouts, a couple of banks, an IMAX movie theater, some restaurants, fast food establishments, variety stores and a bus stop.

Great place with everything you need within a walking distance. Apts are expensive to rent. But you get what you pay for. The only issue I had with this building is that it was full of Asians whose English was really bad. The majority of them were smelly. It made me feel like I was in China or Japan not the US.

We made an request to fix up our dripping faucet this week, and the guy called me a few days ago to confirm the schedule, and he said it is ok for him to come in Friday afternoon. However he just no show and not even a phone call to let me know he is just too busy or for any else reason that he cannot show up today. So I went downstairs to ask the leasing office at 5pm to figure out what is going on, then a hour later, I got a call from the office said he can not make it today. The guy not only waste our whole afternoon waiting for him but also ruin our weekend schedule. I hope that would not happened again and he will come tomorrow without any problem, or at least a call to let me know he is just too busy at the moment.

Dont live in here!!! I live in here from August last year to now (April, 2018). The officers are suck. They dont do everything for residence who got a problem. They only know money.First of all, the parcel losing rate in here is pretty high, some lost because of the courier. But sometime, the officers attitude is the reason.Secondly, in the first few months this year, many cars in parking lot are damaged by some guy. As far as I can see, there are nearly twenty cars glass were smashed by someone. Some cars including my car were scratched. On this situation, the office still do nothing for us. They even dont want to install CCTVs. One of the officers said, it is useless to install CCTVs, because people can mask their plate and face. So stupid pretext.Thirdly, there are four officers in the office. The white lady and African American lady are discriminating against Chinese (Many Chinese think so).Then, ants, many many ants...I cannot say them completely. If you hope to live in here, its fan, you can experience everything I say, and you may experience more of what makes you sick.Note: You can see many photos as proofs from Yelp.

I stayed her since April 2017. I witnessed all the problems other users had encountered in their comments. However I believe the staffs are really responsive to those problem compare to other luxury apartments. It is still one of the newest if not the best luxury apartment to stay around the area.

Firstly!All of the five star reviews are FAKE!This apartment is much worse than you could even imagine, the staffs were irresponsible and not respectful at all time.Be aware to see the leasing contract closely, so that you cant blame this apartment if your car get smashed just like those in the image. If your car get smashed you should figure it out by yourself.The alarms in the building usually ring with no reason and it was really annoying.The deposit fee is $7000 and you will definitely NOT get most of it back at the end.You will be REGRET if you rent this apartment!

It is a terrible place to live in if you hate second hand smoking. A lot of smokers live here. It is supposed to be a smoke free community but you will find your neighbors second hand smoke seeping into your unit constantly. What is also terrible about it is that smoke issues were never resolved properly and the boss of the manager is really disrespectful and nasty towards someone who complains about severe smoking issues that occur over and over. Do not rent this place.

I want to give some advice to friends who are looking for an apartment. If you think 88 is a very good apartment, what I want to tell you is, Give up this apartment, this apartment is worse than you think. The contract given to us by the apartment is very thick, and these are completely unfair terms for the tenants.For example Article 13 stipulates that rent does not include security costs and that the lessor is not responsible for security, and tenants should protect their own property on their own. This is why the 88 apartment car was frequently smashed but it did not stop. And 88 apartments apart from their own management system, other including security, clean all outsourced to other companies. Please believe me, never stay in this apartment. You dont have security here, the apartment doesnt care about your opinion, they just look at your money.Ps: you can see many photos as proofs in from yelp

Dont try to rent this apartment . because there is a lot of problems.like homeless can get into our apartment. and there are a lot people who lives here really mean. and if u wanna rent here . your car will get break all the time. and u will lost ur package all the timethe consultant is really rude. and there are a lot of car got break the window at this apartment. some homeless even got into the stairs when i was getting my food. we just asked the office about this they just dont want to deal with that keep saying its not there problem. and there are a lot of people who lost their package all the time.

The shit place, the garage all kinds of thieves, first smashed the glass and then unloaded the tires. Later, the thief directly entered the apartment to steal things, and one was robbed. The most rubbish is that this sb apartment will not pay any responsibility. They will clear all the relationships, dont live in this brain-destroyed apartment.

The office here is dragging things, and the wheels have been stolen! After checking out, the deposit has been delayed for more than a month and has not been returned! The service attitude is super bad, I advise Chinese friends not to come to live again.

Deposit 5400$ and no refund for 21 days after the rent is cancelled. It is completely unsafe for a private car to park in the garage. Not only was the glass smashed, but the wheel was stolen by the tires. The property did not act. The rent for one bedroom and one living room was 2700.
