Reply from the owner, Jose. They are working on it, waiting for the owners to reply to them. Said will have project manager call me back tomorrow.Three calls to their maintenance department last couple of days, and still waiting for a call back. Not very professional.

A few years ago CZRE took over management of a neighboring property to mine. Their mismanagement and lack of care has lowered property values nearby. The way they manage their properties are like literal slum lords.The exterior of the property has fallen into disrepair after they began managing the property and is a neighborhood blight. In an attempt to reduce their maintenance costs, they ripped out nice trees and flowers to lay down cement and tore out the lawn to put in fake grass. Cool, so they completely eliminated the job of the gardener that used to come by, and instead we look out our windows to see ugly concrete and hella weeds that now have overtaken all the areas they improved.I feel horrible for my poor neighbors who have constant stories of waiting weeks or months for repairs to basic living needs like plumbing.Currently, as one of their units next door has been unrented for months (cant blame people as its grossly overpriced for a dingy and dark place), they have decided to try and fix the front of the exterior in hopes that it makes the property look more livable (its had a 4 foot crack with exposed mold for about two years now...). Right now their workers are blocking my driveway and the sidewalk while they build scaffolding all while unmasked.If you are thinking of renting from them, DONT! They are sleazy landlords that care about getting someone in to their overpriced units and then youll never hear from them when you need to.If you are thinking of having them manage your property, DONT! Your tenants and neighbors will hate you and CZRE will dramatically lower the value of your property.

I have a showing experience today, I never felt myself so ignored and invisible in my life.. waste of time, if you have agents like this working for you don’t be surprise your place will never be ranting. He only ask us Hey! How are you? No question about when we looking to move in, no info about the place.. I tried to ask questions but it was like talking to the wall. I said we are looking place specifically in Alameda and nothing .. no interest.. he was on the phone whole time... unfortunately this agency represents so many properties in Alameda... but with this experience I don’t want to go to the showing by this agency.. or better guys just do self showing just give us the code from lock box and no need to send mute agent..

So I have reached out and inquired about multiple properties managed by this group (craigslist, Zillow, their own website even) for weeks now, still no response. Multiple google reviews indicate that I am not the only one dealing with this. This is unproffessional and I feel bad for homeowners who have hired this group to represent them because frankly their properties are vacant for much longer than they need to be. Prospective buyers like me put in multiple inquiries on the same unit for weeks without even getting an acknowledgment.EDIT: RESPONSE TO OWNERInstead of denying the issue that I have brought up, how about you actually do something to solve the problem. Im not the first person who has had this complaint and you keep replying with the same exact response. Its hilarious. Interesting bc... . Like no, its pretty obvious that you guys dont check your messages. And as I was saying before, instead of denying, try fixing the problem. Maybe all the messages from prospective tenants go to the spam folder in your email, or maybe theres a glitch with your website. Youre approach to handling customer issues is repulsive and very unprofessional. I will not be working with you bc I cant imagine what it would be like if I needed to contact you for a maintenance issue. Sorry about the negative review but you have an important job and people rely on you, so if you are unresponsive to customer needs then the people need to know. Wish you all the best

Ive contacted Cerda Zein numerous times, attempting to view their properties (via Zillow, by phone to three different numbers listed on three different property posts, and by emailing directly through their site). Ive left messages with what is apparently a messaging service, and still no response from an actual agent. No idea how theyre renting properties without showing them, but even arranging a tour seems impossible; now I just skip their listings all together. It seems unfair that they charge such high fees when they cant even be bothered to return a prospective phone call. Its just unprofessional. I cant even imagine what it would be like to be their tenant - god forbid you have need to get ahold of them. 😬--- update in regards to CZR response ---Not everyone uses their legal name on the internet.

We worked with Nicole Thresher when we looked at a place before Covid. She was very nice and helpful. Then recently we found another place and with her help she was able to show us the place that we liked. We got everything done in one week with her help. Cerda Zein is great...they work fast and efficiently to get you into your place. Thank you very much!!

My experience with CZR is as a renter. This real estate group managed a property I viewed. They charge a 30% rental fee to be split between the owner and renters which is a complete scam. The agent we met didnt even have access to two of rooms at the property. Also agent was highly unprofessional. She never responded to the emails I sent to her actual CZR email requesting an application. She did responded via the Zillow interface, but incredibly slowly. I had to email twice to get one response. Also I repeatedly requested an application and she did not send it to me. When I asked why not, she said she didnt want me to pay the application fee, which made sense since it was now weeks later! I will avoid any properties managed by this group. Not worth fee. I hope the property owners have a better experience, but I can tell you theyre missing out on qualified applicants using this group to show their properties. The only question is how many are they missing out on.In response to the owners response:Your use of Jenny, is overly familiar and inappropriate. Again unprofessional.I requested an application at the viewing and was told we could follow up by email. I was told then the agent was already expecting one other application. I then asked for an application in at least 4 separate emails over the course of a week and was only told the day before the property owner was going to make a decision that they will not send me an application to graciously save me $40. Of course at that point theres no point in applying, but that was really my biggest problem with the lack of professionalism from CZR. They didnt provide an application through the method they told me they would, and I requested the application several times.As for the locked rooms the agents words were, the contractor locked them and I have no idea why. We assumed the contractor was keeping items in there, but the agent had no knowledge and Im pretty sure this as agency is charging a 30% rental fee to advertise and show the property. There were no pictures online for these locked rooms and the people being paid to show them cant. Thats a red flag. I requested another showing when they had access to open as well as an application. The agent followed up saying they still did not have access to the rooms and did not provide the application.I will say they filled the property fast, which is important to owners, but from my point of view, theyre not doing anything close to earn a 30% rental fee. Theyre not following up with interested parties. Theyre taking maybe the first 4 applicants and calling it a day. If you dont mind a small pool CZR will work for you. But they do the bare minimum... Owners, you can also ignore emails from applicants and not pay fees.

It is my intent to give Cerda-Zein Real Estate constructive criticism so that they can make improvements to their customer service, primarily in their accounting dept. I think they could have a good thing if they had a few more skills in dealing with their clients...at least of the landlord sort. Their office is nice, clean and on my initial visit, everyone in the office was very nice and pleasant.My first mistake was I didnt research Cerda-Zein Real Estate in the first place. I just took a recommendation. I never do that, my bad. Always do your homework.My Experience:I am a landlord who hired Cerda-Zein Real Estate Back in July 2019. They were hired to over see my rental property in Oakland where I have tenants residing in a duplex. Over the phone, Jose Cerda was pleasant and professional. He was attentive in getting my contract together and once that was done, seemed things slowly went down hill from there. I had a month to month contract with them for 5 months. While there were other issues I had, my main issue had to do with communication and accounting. So, I will focus on that. The maintenance dept. seemed to be as helpful as they could.First, no one in the office bothered to let me know who did what around the office and I had to learn the hard way by going to Jose because I didnt know who else to talk to about things. I later learned Jose wasnt the person I needed to talk to for maintenance or accounting. They could have sent me a contact list of numbers and emails of who to talk to so I didnt waste time talking to the wrong person. That could have been handed to me at the time I got a copy of my contract. That would be most helpful.I was given access to an accounting program (with no instructions) so that I can access my reports. I am all for online accounting access. However, it had to be the worst accounting program to work with. I consider myself fairly savvy with programs but this one was terrible. If you asked Cerda questions via email or phone you either waited several days for a response and accounting seemed never available to take calls. Phone tag was normal for them. Very frustrating to get straight answers. It just took entirely too much of my time. All I needed were simple accounting reports that showed, income, PM fee, expenses/late fees all at a glance. But, you could not get this in one report. Instead, I had to shuffle around the program to see what I needed to see. The reporting was very convoluted and cumbersome to use. Youd think the basic journal would show everything I needed. When I pulled up the journal report for the entire 5 months I used Cerda, the gross income for me showed $60K. My personal accounting showed around $18k. So, I tried calling several times to speak to Nancy Cerda (the one who handles accounting) about this income discrepancy, I was never able to reach her via phone. She simply sent me her last email stating my final accounting for the month. She never addressed my questions and said she is ending our contract Dec 31, 2019. Wow, I thought.Was I out of line to question why our income figures were grossly off on the journal? I have worked with other property managers for other properties and I have never had such a weird and convoluted accounting experience. I even made suggestions to see if that could help. But, she rather end our contract relationship than to do her job to explain the accounting program discrepancies. There were other issues I have not shard here.If you use Cerda-Zein for your landlord needs, make sure you are clear about your accounting needs. Make sure you know who you need to talk to about your landlord needs. Ask them to respond to you within a 24 hour period.I feel we could could have worked our issues out professionally but Nancy felt it was easier to just quit. That doesnt sit well with me. For that, I do not recommend them for Landlords. I cannot comment on how they are for tenants or real estate.I decided to take over the management of this particular property myself. Turns out, this was the best solution.

I initially only gave them a couple of doors to handle. After months of taking care of those properties, I switched and gave them all my properties. They were honest, up front, and most importantly reliable. I will be referring all of my property management needs to them!

Nancy and Jose are the best partners you can hire to team up to either rent or sale your house.We were lucky enough to benefit from their expertise as they first rented our house in Alameda.Then, when we were ready to put our place up for sale, they helped us finding an equal quality house to relocate the sweet family who were renting from us.As we were abroad when saling our house, Nancy and Jose managed everything for us. Jose was very clear about what our house would sale for and how to price it accordingly.They hire a staging company to nicely set up our house on June 11th and 12th, organize a photo and video shot on the 13th, advertised to have an active listing on the 14th, hold two open houses on the 16th and 23th. Offers arrived on the 26th. One of them were exactly what we have been hoping for. On July 19th the deal closed.Fast pace professionalism along with a smooth and supportive leading hand is what you get when you hire Cerda-Zein Real Estate. We could not recommend Nancy and Jose more as they are one team you can trust to deliver the best to their customers.

Looking for a property management company? Give Cerda-Zein a wide berth. Nancy is appalling at keeping you apprised of your property, is unable to provide accurate accounts and is happy to ignore your emails. I would give her zero stars if it were possible.
