I contacted Tom Horn and was able to quickly set up an appraisal date/time to appraise my house. Tom arrived promptly, as scheduled, and performed a thorough examination of my house. I received the Appraisal Report about a week later (as promised). The report is very detailed and I feel that Tom’s valuation is spot on.You can look at Zillow,Trulia, Redfin and Realtor but you aren’t going to get a complete and detailed estimate. Those sites are “fun” to look at but don’t trust their valuations because they are simply going by tax records and other public domain info, not your actual property.I highly recommend Tom Horn.

We hired Tom to appraise a property owned by my late in-laws and we were considering purchasing from their estate. We reviewed all the reviews and thought we made a great choice for a second opinion on the property value. Tom was paid the same day he came to do the appraisal. He took much longer than the other appraisers and even the inspector we hired to access the property. 10 days have passed since his walkthrough and I continue to get the run around regarding the appraisal report. His latest claim being he sent it to the wrong email address. That was 4+ hours ago and still no email with the report. He had no issue or delay cashing our check for the services he hasn’t fulfilled. Calls to him get forwarded to voicemail, which is full. Text messages are not promptly responded to and I feel completely cheated out of what we paid for. This is supposed to be an easy process; inspection, payment, report. However, that isn’t the case with Tom. The other 2 appraisers and inspector all got us their reports within 4 days of their inspections. Now we’re having to further delay settling the estate which is already a lengthy process due to the many turning wheels involved. I do NOT recommend and will NEVER use Tom Horn for any appraisal in the future. Even if that means having to fly someone in from out of state or out of the country. He had left a very bad impression of how professionals treat paying customers.UPDATE: Following the posting of this review, I finally received my report via email and more excuses for the delay. From sending it to the wrong email address, to him being on vacation, to him being very busy. Then a bribe of a $50 refund for what I’d already paid. I refused, so he then offered $50 off future appraisals as some sort of hush money. If this is how business is handled in Alabama, now I understand why this state is in the horrible shape it’s in.

This is our first experience in dealing with Tom who came highly recommended from someone I trust in the real estate industry. I contacted Tom Horn for one of my new listings to get an accurate measurement. The tax record was almost 500sf less, which would have required a lower list price for my sellers. Tom was able to proceed with our request within a few days, delivered a very detailed sketch and as a result we can price the home 10k higher than expected.
